    There are two main types of asbestos materials; bonded (non-friable), and non-bonded (friable). A bonded asbestos product in good condition does not usually present much risk while intact. 

    Friable asbestos, however, can be easily broken down by hand and crumbled into pieces and usually has a very high fiber content. When this material is broken or damaged, it allows minute asbestos particles and fibers to become airborne, which poses significant risks, such as cancer, especially in the lungs and stomach.

    Asbestos Management Plan

    An asbestos management plan helps property owners and developers with the management, control, and eradication of asbestos when it is discovered and identified on-site. When asbestos is found, The Australian Government requires that a management plan be put in place.

    This plan outlines things such as:

    • Identify the location of asbestos and any naturally occurring asbestos.
    • Include decisions—and reasons for them—about the management of asbestos at the workplace, for example safe work procedures and control measures.
    • Outline procedures for incidents and emergencies involving asbestos, including who is responsible for what.
    • Be maintained with up-to-date information.
    • Be reviewed at least every five years or when requested by a health and safety representative, or when asbestos is removed, disturbed, sealed or enclosed, or when changes to a control measure are made or when the plan is no longer adequate.

    LDB - Low Density Board

    Unlike Asbestos cement boards, which are durable, stable and relatively safe when intact, LDB may not be. Most buildings that contain LDB were most likely built before 1983 when its use was phased out.

    LDB is hazardous, and can contain up to 70% asbestos fibre. It is a soft material that can be indented with the firm application of a fingernail, and it may be difficult to identify whether a product is LDB, or other construction material without laboratory analysis.

    This makes it vital that the board be identified by asbestos specialists like the team here at AHI Asbestos Consultants. The unstable or “friable” nature of this board, can present significant health risks when someone is exposed to, or inhales the fibres or dust of this product.

    Due to this risk, this material must be removed by licenced asbestos removalists under federal and state SafeWork laws and regulations.
